This 2-story, 2,600 square-foot custom home design has just entered the structural engineering phase. Located near Olde Town Arvada, the new homeowners are very excited to be leaving their current residence in Denver for their first home build. Denver Hottest Real Estate Market On August 3rd, Realtor.com published its latest ranking of the “hottest” real estate markets in America. This recurring feature ranks local housing markets based on the speed of home sales and the level of buyer demand. In short, markets with the most demand and the fastest selling homes are ranked at the top of the list. The Denver real estate market appeared at #2 in the national rankings for July. According to Realtor.com’s chief economist Jonathan Smoke: “Sellers [in Denver and other hot markets] are seeing listings move much more quickly than the rest of the country and at an accelerating pace from just last month.” He added that these hot housing markets are very attractive to buyers, and are viewed on Realtor.com as much as three times more often than the national average. The City of Denver's Community Planning and Development Department has made the move towards farming out some of their building plan review tasks to nationally recognized "Safebuilt" out of Loveland, Colorado. Many in the industry stop short of breathing a sigh of relief, as the this effort to ease up the building bottleneck is what some believe to be long overdue. I don't envy City leadership at this point in time. I think it's best to recognize, embrace, and encourage this effort by the City of Denver to churn out more permits that, combined with other recognized efforts, will ultimately and adequately facilitate the current record-setting Denver construction boom. For the past year I have been a strong advocate of this move, and while it will surely take some time, I think that patience is in order. The fruits of this labor won't be recognized right away, but as they expand the planning counters on the second floor of the Webb Building (and hopefully simultaneously increase trained staff to fill the seats at the new counters), I think we will soon see the City of Denver be more able to keep up with the pace. |
